Legal Requirements for Electrical Compliance (England)

Rented Homes: Inspection Cycle

Landlords in England must ensure fixed electrical installations are inspected and tested by a qualified person at least every 5 years and receive an EICR.

Rented Homes: Reporting Deadlines

EICR copies must be provided to existing tenants within 28 days, to new tenants before occupation, and to the local council within 7 days when requested.

Remedials and Further Investigation

Where reports require remedial or further investigative work, this must be completed within 28 days, or sooner if the report states a shorter period.

Enforcement and Penalties

Local councils can issue civil penalties for specified breaches. Current guidance states penalties may be up to GBP 40,000, with updated enforcement routes from 1 May 2026.
